Let's keep this one simple, folks...this is a terrific piece of land. Located near the end of a short cul-de-sac lane, this 5 acre parcel sits on the top of a ridgeline and enjoys a tremendous western view of Squaw Valley, the San Joaquin Valley, and, at times, the Coast Range, too.
Now, for most of us, that would be info enough to come and take a look, but it gets even better. A nice sized pad has been roughed out for a homesite...not a finished product but plenty good enough to picture your new home sited to overlook the valley. Access to the pad is very easy...nearly level off of the street. Sitting at the top of the ridgeline gives the pad its awesome western view, but a 2 story home will also have a great eastern view of the High Sierras (very rare to get a view in both directions). The pad is great but, even better, this property has a brand new 100 GPM well...one of the best wells on the mountain and more than enough water to do anything you could possibly come up with. A separate access drive comes off the road to the well site.
With most great view lots you have a reduced amount of useable land. Not so here...past the homesite, the land drops down the ridge to a really nice section where there is about an acre and a half of highly useable open ground with excellent terrain. It will take a bit of work to put a road down to this area but well worth the effort. This could be a great spot for an orchard, barn, shop, or even an arena if you like.
Tassel Lane is a really nice and quiet cul-de-sac street. It has great natural privacy but easy access. Power and telephone are to the property line.
Downsides? Boy, there aren't many on this one. It is a ways off of Highway 180(about 11 miles) but the road to it is excellent and commute time to the valley is about 45 minutes. That's about it for negatives...like I said, this is a great piece of land.
Trick on this one will be timing...with a price like this, you just might be too late.

Take Hwy 180 to George Smith Road... Right about 7 miles to Squaw Valley Rd (follow yellow line)... Right 1 mile to Pepperweed Rd... Left about 1.5 miles to Longview Road... Right about 1.5 miles to Tassel Lane... Left about 200 yds to property (across from red 2 story home)
