Here's one of our "throw-away specials"...an old singlewide on a really nice and fully improved lot. What's a "throw-away"? That's a mobile in such poor condition that the best thing you can do with it is throw it away. Obviously, the value here is in the land. The benefit of the mobile is that you get school fee credits on the new home. More importantly, you have a lot that is ready to go. You can move a new manufactured in and be living there in 45 days or you start construction right away because everything is there...electricity, septic, well, pump & pressure system, and telephone.
This is a nice parcel...it is sort of a corner parcel on the elevated side of the road and has over 900 feet of frontage. Terrain is fairly gentle along the road and then raises fairly steeply in the rear. The pad for the mobile is very large(plenty for any size of home). The terrain is such that the pad could be doubled in size with litle effort. There is plenty of area for any outbuildings that you might want. The well is an excellent 20 gpm with multiple water stratas. The pad sits well above the road level and the expanded frontage coupled with the hill in back insures a great natural privacy and separation from your neighbors. The primary view is to the east and south...and a nice view it is, too.
Downsides? Not much, other than the mobile and it's bad. Feather is a paved road but it's a little rough in spots. That's about it for negatives.
This is a nice location...less than 1/2 mile to the Country Store in Sand Creek. From this area, you can get to the valley two ways...back along the main road to Hwy 180 about 6 miles and then to Fresno or down Sand Creek Road the back way to Reedley, Dinuba, and Visalia. For those commuting south, the back way significantly shortens the trip.
