This older manufactured home is in excellent condition and is located on a nice, quiet cul-de-sac lane in a park-like setting. You won't find a better deal anywhere on the mountain. This is a great piece of property!!

Seller is an estate...the former owner took great pride in creating a quality residence. This is an older home but, like a fine wine, it is better for its age. The home sits well back from the road among a wealth of trees and enjoys a great western view. The main home is a 2br2ba with living room, formal dining room, family room/kitchen combination plus a quality 400 sqft addition that could be a sunroom or 3rd bedroom...a total of 1,840sqft. That addition has a new and separate air conditioning system with a full wall of new dual pane windows. Off the addition is a nice covered concrete patio and the front of the home has a new full length covered wood porch. The home was reroofed 2 years ago and is ground mounted with a permanent seismic foundation...it doesn't have the stepup feel of a normal manufactured home.

The property is great! The grounds around the home have been meticulously maintained...it feels like a park. There is a new 2 car quonset style carport and a great porch style storage building that would make a neat playhouse or workshop. The home also has a new septic system. The well is a very respectable 10 gallons per minute with water incoming from 6 separate stratas. You couldn't ask for a better location...it's a quiet street with great neighbors that watch out for each other.

Any downsides? Only a couple of minor ones. The property is located about 8 miles off of Hwy 180 so it is not as commute friendly...travel time to Fresno is about 40-45 minutes. The upside is that this is one of the nicest streets on the mountain. Also, the back half of the property is steeper with quite a few rock outcroppings...generally useable only for grazing. But, the lower portion of the property has plenty of useable ground...lots of room for parking and a nice area for a large shop or barn plus plenty of room for a garden and orchard. That's it for negatives...like I said this is a really nice property.

The pictures don't do the property justice. You really need to come take a look. Even if it turns out not to be what you are looking for, I guarantee you won't be disappointed in the property. And you certainly won't find anything nearly as nice for the price.

The seller is quite firm on the price, with good reason, and will not accept any offer below the listed price.
