This is a smaller doublewide, just under 1100 square feet, with a nice floorplan that has an isolated master suite and a comfortable living area. There is an eating area in the kitchen and a utility room. The home has a nice covered front deck with a covered carport on the rear side. The home has both a/c and evaporative cooling with forced air heating and a woodstove in the living room. All in all, it's a very well-planned layout that provides a lot of living in a smaller space.

The parcel has frontage on a seasonal creek that in some years will have water all year long. The well is a very respecable 15 gpm. The home is on an elevated site that has an outstanding panoramic view. This parcel is fairly rugged with very little useable ground. It is a very secluded and very quiet area that teems with wildlife. The creek area is mostly overgrown, but could be developed into a real nice BBQ spot.

Any negatives? Only a couple of minor ones. The property is a ways off of Hwy 180 so commute time to Fresno will be a little longer (about 45 minutes). An adjacent 5 acres to the south has an access easement drive across one corner of the parcel with the manufactured home. This easement has virtually no impact on the useablity of the property. The cul-de-sac road is a private road and is partially paved and partially graveled and maintenance is the responsibility of the property owners. It is in pretty good condition.
