These are hillside parcels with southern exposure that offer a unique and panoramic view of the entire Squaw Valley area. The lots are separate legal parcels but are being sold together for reasons that will become clear.

One of the lots is fully improved. It has a building pad close to the road that formerly had a mobile home on it. There is a well, pump & pressure system, septic system, and electrical service. This site does not have a great view but is easily accessed off of the road. This lot also has a second, much larger pad at the top of the property that is ultra-private with an amazing view. This is where the second parcel comes in. It was needed to be able to get a road up to the second pad site. That road starts on the second parcel and winds its way up the mountain to the pad above. An added benefit of the second parcel is that it borders a large ranch parcel on the west thus ensuring privacy from future neighbors on that side. Now for the downsides...yes, with the good comes a little bad.

The road up to that spectacular homesite at the top of the mountain is drivable but it needs quite a bit more work before it would meet county specifications for a driveway. Also, the services at the lower pad site are in but the seller, for medical reasons, is not able to provide any information regarding their current condition.
