This location and the large frontage provides plenty of privacy and it's rare to get a good buildable parcel in the lower Squaw Valley area near Hwy 180. There is a small building on the property to provide storage and a place to camp out prior to developing. A new well has been drilled. The well is capped but is ready to place into service when needed.

Any negatives? Cougar Lane is paved but a bit rough in sections. Nothing that would impact any regular car. Electricity is about 250 feet from the property line, so bringing service in will be a bit higher than the norm.

This is a really nice parcel but you need to walk it up behind the building to appreciate the valley view. Be sure to wear hiking boots and long pants when you do. The seller is willing to consider carrying paper with a good down payment.
