Description:

This is a beautiful and rare larger property at the 4,000 foot elevation in Pinehurst. It consists of two parcels... a 1.75 acre lot with a 1930 cabin plus an 800sqft studio guest house and an adjacent 28 acre parcel with Mill Creek flowing through the entire lower portion. This is one very pretty property that could be a family retreat or the foundation for something much more extensive. Intrigued? Read on...

The smaller parcel has easy access off of Hwy 245 with a paved drive and has beautiful views of the surrounding mountains and Mill Creek. This parcel has the 1930 era cabin that has been kept as original as possible with an added indoor/outdoor porch that allows for both summer and winter use. The cabin is 966sqft w/ 1br 1ba. Adjacent is an 800sqft multi-purpose building designed as a studio guest house plus a bathroom, laundry, and outdoor kitchen.

The 28 acre parcel has great views of the mountains, the valley, and Mill Creek which flows year round thru the entire lower portion of the property. This parcel has Hwy 245 frontage for easy access and includes a log bunk house from the original logging camp at Hume Lake. The bunk house went from the logging camp to the Forest Service and was ultimately auctioned off and sited on the 28 acres. There is a large metal pole barn and numerous c-train containers which are ideal for storage of equipment and supplies. The top of the property has a complete building site with power, water, and septic. Water and power have been taken throughout the parcel and it has been improved with gravel drives and roads that allow access to most of the property. There is a nice coverage of mature oaks and pines and there are improved, deeded springs which pump water into an 8,000 gallon storage tank for use by both parcels. A considerable amount of planning has been put into the property to keep it private and easily accessible while installing water, power, roads, and other improvements.

The original cabin provides a great place to stay while building your ultimate dream vacation home. Once built, the cabin would be a fantastic, historic guest home and/or vacation rental during the tourist season. The properties are zoned RC40. However, there is about a 2 acre portion of the 28 acres with Hwy 245 frontage that lies within the RS(Rural Settlement) area of Pinehurst. That designation could allow for a variety of commercial uses with a Conditional Use Permit. The property has been surveyed and two of the four sides have been fenced. There are generator backups on both parcels and included is a solar system that presently supplies the electrical for both properties.

Any negatives? There is an old well on the property but it is no longer productive and a new well will need to be drilled. The springs and storage tank do provide adequate water for the existing use. Elevation is about 4,000 feet, so you will get occasional winter snow. On the other hand you will also enjoy cooler temps in the summer. Many areas have been cleared and made accessible but there are areas that are brush covered that will require clearing.

This is a terrific property in the historic community of Pinehurst, a real step back into the past. You will have easy access to all of the wonders of the Kings Canyon and Sequoia National Parks. What you turn this awesome piece of land into will only be limited by your imagination.

Showings are to pre-qualified buyers and only by appointment with the listing agent.
