SOLD This offering is a little different from the norm. The owner has 2 side by side 5 acre lots. One has been improved with a pad and the other has been improved with a well. These are hillside bluff lots but they have very good accessibity and both are very buildable.

Although they are adjacent lots, they are as different as night and day. The lot with a pad is very open and has its own hilltop. This is an unusual site in that an upper level pad could be added for a split level type home with the garage below and the living area above and a huge deck that would let you enjoy the terrific valley views. It may also be feasible to put a house pad on top of the hill and get even better views with lots of privacy but the expense would be fairly significant.

The second lot, with the well, has a seasonal creek, lots of trees and unique rock features, plenty of privacy, and a great potential building site that would be very secluded from the street and still have a great western view. This lot has a ton of character and natural beauty which you will miss if you don't walk it, so get out of the car.

This is a nice chance at a rare double lot that can offer two homesites. With a well sharing agreement, both lots can use the same well. Don't need two lots? Call your best friends and sell one to them and you'll know who your new neighbor will be.

Downsides? A couple - these are hillside lots so they don't have a lot of extra useable ground (you can fence and graze them but I wouldn't call it horse property), and they are a ways off of the highway (still well within an hour commute to town). And, of course, the seller wants someone to buy both. That may not really be such a bad thing because if you have been following our land prices, you know that a single partially improved lot sells for more than $80,000, so you are getting good value here. Power and telephone are to the property line of both lots and Iris is a county road so there are no road maintenance assessments.

Come check them out, but wear your boots so you can get out and walk the one lot (the other one you can drive out to the pad). The seller is willing to carry pape with an acceptable down payment.
